DESCRIPTION OF PROJECT:

We are currently creating construction cost and viability plans for a new road over rail bridge, containing a bridleway in Essex, another road over a railway bridge in Hertfordshire, three fairly normal road bridges located in Hertfordshire and Somerset, two 150m footbridges both spanning A roads, two smaller 15m footbridges and a bridge over a Hertfordshire canal.

 

And of course, they all come with roads, drainage, existing structure demolition and ultimately 1000s and 1000s of units and community assets such as schools and employment hubs. Initial infrastructure alone on these sites is now approximately £250m involving different contractual approaches and formats.

DESCRIPTION OF PROJECT:

Designed by leading classical Architect Robert Adam (Duchy of Cornwall - Poundbury), Holburne Park, situated in the World Heritage Centre of Bath, consists of 198 high end Bath Stone town houses and villas. Set in challenging topography with formidable substructure solutions on a slope that extends aggressively down to the picturesque Kennet and Avon Canal, the site provides a combination of inspirational luxury aside a demanding build.

OUR INVOLVEMENT:

We are Professional Quantity Surveyors on this project providing programme appraisal, monthly cost advice, Board reporting and Contractors Certification for payment/control administration.

Holburne Park

NO OF UNITS:  1000

DESCRIPTION OF PROJECT:

The construction of 1000 new homes, a primary school, healthcare facility and 750m² of Class E mixed use facility with a new road bridge over a mainline railway, and 2km of primary infrastructure.

OUR INVOLVEMENT:

To date we have produced a whole site, highly detailed cost plan and programme for the works.

​

We are currently undertaking further works in conjunction with the railway bridge contractor.

DESCRIPTION OF PROJECT:

Situated in the sought after village of Felsted, this development of 38 luxury 3, 4 and 5 bedroom homes are complemented by provision of a Health Centre.

OUR INVOLVEMENT:

Ideally suited with our groundworks and civils experience, we provided general developer surveying, identifying and advising of site abnormals and their accurate costing.  Provision of a detailed Bill of Quantities and Cost Plan for the Health Centre to complement the residential work undertaken, both driving down build cost without affecting quality.

CLIENT:  Grants of Shoreditch Limited

CONTRACT VALUE:  £2.5m

DURATION: 24 Weeks

NO OF UNITS:  4 Commercial Units in One Large Building

DESCRIPTION OF PROJECT:

The project is for the careful demolition of existing units at Prospect Way, Hutton and the new construction of a large steel framed commercial unit that can be sub-divided into four individual units.

​

OUR INVOLVEMENT:

Working for the contractor we undertook the production of a Bill of Quantities which we priced on their behalf.  We then assisted in the negotiation of the letting of the build contract.

​

Going forward we are involved in both commercial and project management disciplines of the project’s delivery.

Prospect Way, Hutton
De-Risking Site Abnormal Costs

NO OF UNITS:  1500 Homes and Community Buildings

DESCRIPTION OF PROJECT:

1500 new build homes, a school, a doctors surgery and other ancillary community buildings built on challenging topography.

​

OUR INVOLVEMENT:

We specified and undertook a complete on site investigation role along with level setting and retaining wall design to produce, in association with planning constraints, the most effective, cost efficient scheme.

​

Both soil investigation and engineering design was carried out directly through us.

Farm Buildings - Gloucestershire

NO OF UNITS:  Five Barn Conversions and Works to Existing Farmhouse

DESCRIPTION OF PROJECT:

Five barn conversions forming a collection of bespoke holiday accommodation and a central events space, together with works to the existing listed farmhouse.

OUR INVOLVEMENT:

Working closely with the Investor, we prepared a detailed cost plan giving confidence that the project was feasible.

Anglia Square - Norwich

CLIENT:  Weston Homes plc

DURATION: 8 Years

NO OF UNITS:  1100 Units and 86,11ft² of Business Space

DESCRIPTION OF PROJECT:

The redevelopment of Anglia Square, Norwich involves the demolition of existing structures to make way for new residential units and business space. 

​

As part of the work the existing city centre road network requires extensive upgrade whilst keeping all routes operational at all times.

​

OUR INVOLVEMENT:

To date we have worked alongside Iceni Projects to provide detailed costings for the scheme’s city centre road improvement works.

​

These works involve signalling and highway improvements, mobility hub expansion and are all to be carried out with little disruption to the commercial centre of Norwich.

DESCRIPTION OF PROJECT:

Situated in the thriving town of Braintree and bounded on two sides by open space, these 42 units will be formed on two plateaus created by the infilling of two former fishing lakes. Sympathetic use of the site’s ground conditions and landscaping, coupled with award winning design have resulted in the start of a successful looking journey.

OUR INVOLVEMENT:

Ideally suited with our groundworks and civils experience, we provide general developer surveying and materials purchasing duties.

 

Responsible for all programme, administration and payment for works carried out, along with cost control, project planning and commercial subcontract and procurement management.

The Quarry - Erith

DESCRIPTION OF PROJECT:

850 highly desirable units built on challenging topography. A highly sloping site overlain by 28m of variable fill, this site became the case study for the standards defined in the Definition of Waste Code of Practice: DoWCoP.

OUR INVOLVEMENT:

Initially responsible for building the LLP from its inception at our last company, our involvement post-Anderson has been appraisal, commercial reporting and a continuing advisory role as both Client’s and Contractor’s Surveyor and Project Managers.  Latterly we have been involved in the complete re-measure of the site infrastructure.

DESCRIPTION OF PROJECT:

123 units built over and in a partially filled quarry culminating in challenging ground conditions with high end specification requirements.

OUR INVOLVEMENT:

We were contracted to provide high level cost and time cost plans and reviews of key ground abnormalities and ground works for land appraisal and bid purposes.

Lime Wood Primary School - Erith

600 Place, 3 Form of Entry, Primary School

DESCRIPTION OF PROJECT:

Circular in shape, Lime Wood Primary Free School was designed as an exemplar space in which 600 students can thrive. It’s use of concrete, timber and expansive glass is an echo to the historic quarry and tree belt that the school now resides on.

OUR INVOLVEMENT:

Historic work within our time with Anderson’s from inception to clad frame, has since been taken on by us through appraisals, subcontract and project management. Particularly enjoyable has been teaching basic construction to Lime Wood’s existing pupils.

Wrestwood Road - Bexhill-on-Sea

DESCRIPTION OF PROJECT:

Construction of 249 properties on a sloping site with major retaining walls and earthworks at Bexhill-on-Sea, Kent. Contained within a larger strategic construction project.

OUR INVOLVEMENT:

We were contracted to provide a complete groundworks measure and budget for all substructure costs along with the identification of likely drainage and services routes. This was supplied along with an understanding of both the timeline and conditions surrounding the earthworks cut, fill and retaining wall construction.

Construction of 22 residential properties built in one block over a commercial space with accompanying external works.

We prepared a cost plan for the works with build programmes and a review analysis on revenue, specification and commercial work to date.
